REQUIREMENTS

• Paralegal, title curative, foreclosure, probate, or real estate research background
• Ability to interpret public records and court filings
• Comfortable speaking with heirs in sensitive situations
• Strong documentation and follow-up skills

Nice to Have:

• Experience with probate or estate matters
• Title curative or foreclosure workflow experience
• Familiarity with ancestry tools or public-record genealogy

RESPONSIBILITIES

• Research deceased owners and identify potential legal heirs
• Review title chains, probate records, deeds, liens, and court filings
• Coordinate with title researchers and VAs
• Speak with heirs or owners to clarify ownership and explain property issues (no selling pressure)
• Flag title risks and unresolved ownership issues for escalation
